Professional front desk services are available to assist with mail, packages, and visitor management, from 9-17h

Access to shared kitchen facilities is available, certain usage is available only as part of additional services. Basic usage of the fridges, microwaves and other avail equipment is available to all users for free and based on fair usage. 

We are hosting very expensive tech/Industry 4.0. laboratory and subject wiling to use 24/7 space are subject to background check and legal obligations. Space can be used from 08-18h without further extension or early-in request. 

Regular front desk hours are from 9-17h. Space can be accessed from 8-18h without further extension or early-in request. 
If you are dedicated office user or monthly Flex Desk user a 24/7 option is available.  

Yes, we are open for visit and tour. Please call or send us an email to arrange visit.

About Payment

We host various services and space options. All services, common and optional, are subject of the contract. They are defined for each package and may or may not include all listed services.
Common services included: Internet, Electricity, Heating/Cooling, Cleaning, Utilites.

The lessee shall pay the rental fee in advance, no later than the 15st day of each month for the current month.

The contract may be terminated by mutual consent or unilaterally, with a mandatory written 60-days on long term rentals.  In case of termination according to the Rules of Space Usage, the lessor may terminate the agreement immediately.

Yes. We have Noise Policy:

  • Quiet Hours: Tenants shall maintain a quiet environment during designated quiet hours, typically from 15:00-17:00 and 20:00 to 7:00. Failure to comply with quiet hours may result in a written warning. A second violation may result in a termination of tenancy.
  • Noise Reduction: Tenants are expected to take reasonable steps to minimize noise, such as using headphones or speaking normally.
  • Disruptive Behavior: Any behavior that significantly disturbs others, such as loud phone calls or playing music without headphones, is prohibited. Persistent disruptive behavior may result in immediate termination of tenancy.
  • Fair Use: Internet usage should be consistent with fair use principles. Excessive bandwidth consumption or activities that negatively impact network performance may result in temporary suspension of internet access or a fine of 200.00 BAM.
  • Prohibited Activities: The use of the internet for illegal or harmful activities, including downloading copyrighted material or engaging in malicious behavior, is strictly prohibited. Such activities may result in immediate termination of tenancy and legal action.
  • Network Security: Tenants are responsible for safeguarding their own devices and data from security threats. Failure to comply with network security measures may result in suspension of internet access.
  • Respectful Behavior: All tenants are expected to treat each other with respect and courtesy. Failure to comply with this requirement may result in a written warning or termination of tenancy.
  • Professional Conduct: Maintain a professional and business-like atmosphere. Any unprofessional behavior, such as harassment or discrimination, will be considered a serious violation and may result in immediate termination of tenancy.
  • Damage and Theft: Any damage to the property or theft of items will be considered a serious violation of the agreement. The tenant will be responsible for repairing or replacing any damaged property and may be subject to additional charges.
  • Disruptive Behavior: Avoid behavior that disrupts the work environment, such as excessive noise or inappropriate language. Persistent disruptive behavior may result in a written warning or termination of tenancy.
    • Respect the shared space and avoid excessive noise or clutter. Failure to comply with this requirement may result in a written warning or termination.
    • Follow any specific guidelines for common areas, such as conference rooms or meeting spaces. Failure to comply with these guidelines may result in a written warning or termination.

Per Bosnian law, access is not allowed to coworking space.
